950 HECTARE BAVIAANSKLOOF FARM -
Location
The farm is situated 107 km from Port Elizabeth. Take the R75 and turn left 12km's other side of Uitenhage onto the, well maintained, Cockscomb or old Steytlerville gravel road for 58 km's then turn towards the foothills of the Cockscomb Mountain. An alternative route via Glenconner is slightly longer but shortens the gravel section by about 25 km's.
Size
Made up of 1 title, the property is approximately 954 ha in extent.
Description
The farm is situated on the Northern slope of the Grootwinterhoekberge of Baviaanskloof -"Valley of Baboons"- fame. The boundary extends well onto the crest of the ridge providing breathtaking views of Cockscomb Mountain and the expansive karoo to the North with distant sea views to the South. The terrain is characterised by Cape Fold Mountains with huge dramatic cliff faces and spectacular rock formations, one rock prominence in particular has piercing holes with light filtering through them. A massive amphitheatre gives way to a steep sided gorge carved through time by a crystal clear perennial stream with several waterfalls and becoming seasonal at its lower reaches. This is a true unspoilt wilderness area and with limited road access offers unparalleled hiking opportunities.
Veld types
This farm is ecologically diverse consisting of a mosaic of vegetation types ranging from:
1. Low lying areas - succulent rich karroid broken veld interspersed with excellent browse in the form of acacia's, jacket plum, common guarri, and spekboom as well as good grass cover along the drainage lines. Grazing is also supplemented by a variety of edible karoo bushes. Small pockets of afro-montaine forest occur along the floor of the steep sided gorge with species such as Tierhout, Candlewood, Red Stinkwood and Milk wood being present.
2. High lying areas - The more mountainous Southern section is characteristic of the vegetation of the Cape Floral Kingdom showing the typical components of fynbos, namely: proteas (e.g. sugarbush and pincushions), ericas and restioids. Grassy fynbos occurs on the drier, lower slopes and on the relatively wet plateaus. The grass species Pentaschistis eriostoma and Erica pectinifolia grow on the shallow soils derived from weathered quartzite. Indigenous cycads (Encephalartos longifolius), survivors from an ancient era, are found in abundance.
Rainfall
The farm falls in a summer rainfall area; however, August records the highest monthly figures and the annual average is 350 mm.
Improvements
This farm has a basic house offering 3 beds and 2 bathrooms as well as various outbuildings like 2 garages, a storeroom and workers accommodation. There is a landing strip for light aircraft and a 4x4 trail in need of some attention. Water comes from 2 boreholes and a 40mm PVC pipe that runs continuously with water being gravity fed from a pool along the perennial stream. There are 3 earth dams. The farm is fenced into 3 camps with stock fencing and the fence of the remote Northern section needs some repair. Old lands in front of the dwelling allow for small-scale irrigation. There are plenty of rocks lying about with which to build an impressive stone lodge or even generate an income by selling rocks to nurseries and landscapers.
Wildlife species
Includes: Kudu, Mt. Reedbuck, Klipspringer, Steenbok, Grey Duiker, Grysbok, Bush pig and Cape Mountain Leopard as well as other smaller mammals. Bird species of special interest include Black Eagle, Cape rock-jumper and Orange-breasted Sunbird.
Conclusion
This farm is not particularly well suited for a commercial farming enterprise; however, it would be ideal for an eco-tourism venture designed around special interest groups. The natural beauty of the land forms as well as the array of plant and animal species will prove an absolute delight for any amateur or accomplished botanist and birdwatcher. The opportunity to establish an exhilarating 4x4 route is a definite option as well as conducting guided overnight hikes into the mountains. Or simply indulge in your own private mountain retreat.
Price
R 2 950 000. Excludes vat if payable.

COASTAL GAME FARM -
This magnificent Eastern Cape coastal game farm is situated high on the plateau north of the R102 between the Gamtoos River and the Hankey off ramp. It is 49 km from central Port Elizabeth, 24 km from the middle of Jeffreys Bay and just 2 km from the N2.
Description:
The farm has 1 title deed, and is 150 ha in extent. It boasts a grazing capacity of 1-3.5 ha/LSU, which is amongst the highest in the province. There is also a wide variety of vegetation for browsing.
This small area of the province between Gamtoos River and the Hankey off ramp is one of the prettiest pieces of real estate in the area. Comprising a series of high plateaus and valley gorges it has truly outstanding views of the coastline around Kabeljous/Jeffreys Bay to the south, and the Baviaans and Tsitsikamma mountains to the north and west.
A natural spring which runs down the valley floor has been dammed in 4 places to provide picturesque watering holes for the incredible diversity of game species that thrive here.
Veld types:
The farm is made up of a combination of sweet thorn, grassveld and denser Cape valley bushveld. The almost ideal combination of browse and graze are testified to by the incredible species diversity found on the property, including 22 kudu which are breeding well and are in excellent condition.
Grass species found include Digitaria Smutsii, Eriantha, perennial Pannicums, Themedia Triandra and Cynodon Dactylon. Together with the high rainfall and fertile soils, this makes excellent grazing grass throughout the year.
Rainfall:
The farm falls in a transition summer/winter rainfall area, with an average of 70mm p/a.
Game:
Mountain reedbuck, blesbuck, zebra, duiker, kudu, blue wildebeest, black wildebeest, waterbuck, nyala, impala, bushbuck, caracal and reedbuck.
Improvments:
A 2,4 high game fence encloses the entire property. There is a 600 sqm shed, a corner of which has been converted to a 1 bedroom flat.
Also 4 earth dams, 2 concrete dams, one of which is fed constantly with treated water from the test pipe of the PE water supply reservoir on the adjacent farm. A 5000 l tank supplies water to the house. Power is supplied from a 50kv Eskom transformer.
Development potential:
The development potential for this property is tremendous. It is 25 km from the popular coastal town of Jeffreys Bay, and 58 km from the PE airport, and within 10 minutes of the coast at the Gamtoos River mouth. The views in every direction are stunning and the property would lend itself to either a game farm, eco-estate or a lodge conference/wedding venue.

GUEST FARM WITH DEVELOPMENT APPROVAL -
This beautiful farm is situated on the high plateau on and above the eastern bank of the Gamtoos River, in the Eastern Cape.
It is 49 km from the centre of the city of Port Elizabeth, and 24 km from the famous surfing town of Jeffreys Bay. The property is accessible either by a tar road off the Thornhill/Hankey off ramp (2 km from the N2), or by a 1,5 km gravel road off the R102.
Description:
The property is 686 ha in extent, and consists of 4 title deeds. This pristine Cape valley bushveld and acacia savannah has a grazing capacity of 1-3.5 ha per LSU, which is amongst the highest in the province.
This magnificent property enjoys stunning panoramic views. There are 180 degree sea views from Blue Horizon Bay through to Cape St Francis to the south, and an unparalelled view of the Baviaanskloof and Tsitsikamma mountains to the north.
The top plateau is a series of 3 flat thorn savannah areas, separated by spectacular, well-wooded gorges with deep red soil.
A small finger of the property extends down the escarpment to the Gamtoos River, with the middle of the river being the boundary. This gives the property the added advantage of having direct access to the river.
There is 4.8 ha of irrigable land adjacent to the Gamtoos River with water rights from the irrigation scheme.
Vegetation:
This farm has an incredible variety of vegetation. The flat plateaus are dominated by the perennial Pannicums, Themedia triandra and Cynodon dactylon. While the latter grass species can be of marginal value in harder areas, by virtue of the fertile soils and high rainfall enjoyed here, it is superb grazing grass throughout the year.
The southern slopes of the gorges and valleys are dense, pristine valley bushveld. All the associated tree species are present, including the normally coastal candlewoods, as well as large milkwoods and wild olive trees.
The northern slopes are less dense with good under canopy grass cover as well as a surprisingly well established and healthy stand of spekboom. A smaller section of the western slopes has a large diversity of fynbos, including pincushions (Leucospermum) and other protea varieties. There are also cycad longifolia.
Water:
The farm falls in a transition summer/winter rainfall area with an annual average of 700mm.
A water servitude for the main PE treated waterline is registered beneath the property to a large subterranean reservoir from where it is gravitated to PE. In addition to the treated water quota, and the canal irrigation quota, there are 3 boreholes delivering a staggering 1.8 million litres of water per hour.
Game:
The quality and variety of the browse is excellent. The farm already has large populations of smaller buck, but could happily sustain considerable numbers of the larger browsers like eland, kudu, giraffe, red hartebeest and possibly 3 or 4 black rhino.
Game species currently on the property include:
Mountain reedbuck- 50
Blesbuck- 45
Zebra- 17
Waterbuck- 50
Nyala- 40
Impala- 300
Also bushbuck, blue duiker, common duiker, caracal and a couple of leopard. The farm has also supported 78 wildebeest in the past.
Improvements:
590 ha of the total property is fully enclosed with a new very high-spec game fence.
There is a large modern house with 4 bedrooms, an implement/lucerne shed as well as an old dairy and associated buildings.
Development potential:
The current owner is in a partnership agreement with the view to developing a 780 unit golf estate. The town planiing and EIA etc has been done and is in hand.
Another option would be an upmarket wildlife eco-estate with lodge, conference and wedding venue. These could be built to optimize the spectacular views. The access to the river could be used for sundowner cruises and photo shoots. The eco-estate could include clusters of upmarket residential homes.
This magnificent property with its ideal location, incredible panoramic views, rich bio-diversity and river access therefore offers exciting opportunities to any serious developer.
