GOING CONCERN FARM WITH GAME -
Location
Situated approx midway up the picturesque Baviaans valley in the heart of Bedford Smalldeel stock country.

Made up of 3 titles, the farm is 2695h in extent.
Description
Keeping this report objective is going to be a serious challenge, as I am an unrepentant fan of the Baviaans Valley. Having turned off the R63, every km driven into the valley winds back the clock to the dawn of Settler farming in the Eastern Cape. This farm has been in the current owners' family now for 5 generations, a fact that does not necessarily set it apart from its neighbours, with many of these farms still actively farmed by the descendants of the visionaries that settled there. Winding ones way along the dramatically beautiful valley floor, you will find all conversation dies as one is drawn in by the grandeur of ones surroundings. Any unnatural sound appears almost disrespectful. It is undoubtedly the topography that sets this region apart. While other regions have equally dramatic changes in elevation, very few are as productive from top to bottom.
Veld types
Anyone who's read my reports on other farms in this region will already be familiar with my stance on the merits of multiple elevation grazing and the diversity of seasonal conditions that this allows for. As has been the case with the others, the highest elevations are a mat of Themedia. This allows for an exceptionally high mid summer stocking ratio. Drop a level and one gets into a belt of predominately Sporobolis, and lower still setaria. Both of these grasses have considerably longer palatability duration and are well utilized late into the season. The lowest elevations are predominately digitaria, pannicums and some cenchrus. Of all the occurring species, these are the most palatable into winter and offer good nutritional value long after the higher areas have lost value. This spread allows the prudent farmer the luxury of seasonal altitude manipulation of stock to best utilize, the available feed. Undoubtedly if non territorial game species were observed over a complete season, their movements would be much along the lines of what is described above.
Browse is dominated at the higher elevations by sweet thorn. Lower down in the kloofs this gives way to belts of Boscias, jacket plums and the Rhus species Karee and common wild current. Walk the kloofs, and the abundant kudu sign leaves one in little doubt as to the palatability of the occurring browse. Officially the carrying capacity is pegged at 1 : 9 (LSU). For once, I would say this is comfortable and sustainable
Rainfall / water
The farm falls in a predominately summer rainfall area, with an annual average of approximately 470mm / annum. Occasional snowfalls help feed underground water tables and springs.
There is more than adequate stock and domestic water, all of which is of exceptional palatability, with no discernable salinity in any of the samples tried. The farm has a total of 13 earth dams, most of which have a 24 month capacity. These are supplemented by 2 perennial springs. There are a total of 7 functional boreholes, 5 of which have windmills, 2 submersible pumps. The Baviaans river itself is largely seasonal, but right through the prolonged drought, had significant pools that were adequate for stock watering.
Game species
Game species that are currently on the property include:
Numerous Kudu, impala, blue wildebeest, mountain and Vaal rhebuck, duiker, steenbok and warthog.
Improvements
The farm has a very well developed and maintained infrastructure. The main house is relatively new with - 4 Bedrooms, 2 bathrooms, 2 lounges, dining area, large office, kitchen with separate scullery and pantry and large verandah. It has a separate garden cottage with 4 beds and bathroom en suite. The main house garden is literally a showpiece, being a feature exhibit at the Bedford Garden show.
The outbuildings are too numerous to list, but include: cold room and butchery, laundry room, 4 x tool room/workshops, double volume double garage ( 4 cars ) oil/dip room, large implement shed etc. There are 4 labourers' houses.
The original family home has been beautifully restored and converted into hunter's accommodation. It likewise has 4 bedrooms, 1 bathroom, combined lounge/dining room and spacious kitchen with separate pantry and a combination bar / lapa with both indoor and outdoor braai facilities. Again the outbuildings are very numerous and include a very well designed shearing shed, stables, tool rooms, generator room, implement shed etc.
Fencing is sound, although a recent flash flood had damaged some sections of fencing as well as some of the roads at the time of viewing. The owner has undertaken to either repair the damage or compensate a buyer accordingly. The farm is divided into 24 camps, all of which have water. The is a very functional large stock handling facility with race, scale and neck clamps etc, as well as a separate small stock facility down near the main house.
Price
The farm is offered as a going concern, incl all stock and implements etc for R14 mil . An exact inventory of stock and equipment will be done at the time of sale but will incl at least the following: Toyota Land cruiser, Photon tractor (500hrs) 3 trailers, slasher, ploughs, rippers, welder etc.
200 Beefmaster cattle (100 cow herd), 600 Angoras, 200 Merinos.
The land can also be sold on its own at R14 mil less the assessed value of the stock and movables.
