400 HECTARE ABERDEEN FARM FOR SALE - Location The farm is situated along the gravel road between Aberdeen and Murraysburg. 4000 Hectare Eastern Cape farm for sale Size Made up of a single title the farm is 4135h in extent. Veld types The ecology of the property is divided into three distinctive veld types. The buffels rivier, and its smaller tributary, the soutspruit, run the length of the farm. 2 cleverly constructed weirs elevate the river level to that of the surrounding veld. From these weirs, an ingenious system of canals and contoured ridges, direct seasonal flood waters away from the river to inundate some 850h of riverine, acacia savannah. The results are truly impressive, with healthy stands of perennial pannicum, chenchris cillaris and a host of annuals benefitting from the additional water. This natural, seasonal flooding system is totally self functional and besides routine maintenance, requires no intervention. As can be imagined, water aside, this flat area also benefits tremendously from the annual silt deposits that are left after the flood waters subside. The area south west of the river rises gently onto a series of elevated plateaus. These camps host an amazing mix of anticipated sweet Karrooveld grass species, as well as a surprising number of Kalahari sandveld grasses. In all, I encountered more than 11 grass species here including both Stipagrostis species (obtusa and Ciliata ). These 2 species, together with healthy stands of Anthepora, are good indicator species and their presence in the volumes I found on the farm is indicative of a healthy and well managed veld. In addition setaria, themedia and Chenchrus were available in significant numbers. What impressed me about this diversity of grass species is the fact that if well managed, they will between them, produce year round palatability, with especially the stipagrostis species being well utilized in winter. The area North of the road is typical of healthy karoo. Significant palatable species included "ou man Sout bos, granate, vyn vygies, drie doring, rooi bit and rivier ganna to name but a few. In all, the veld is both diverse and healthy, and as is typical of this area almost 100% of the flora is well utilized by both game and stock. Rainfall The farm falls within the summer rainfall area and rainfall averages 245mm / annum. Water The water infrastructure is very well developed and maintained. In all there are 12 windmills that supply water to 20 000L reservoirs, which in turn gravitate to at least 2 or 3 water points in each of the 13 camps. In addition there are 4 boreholes (currently not used) that can collectively be used to flood irrigate 6h of Lucerne pastures. Despite the current extreme drought conditions, all boreholes were still producing good quality water in more than sufficient quantities. Power Power is supplied to what appeared to be a single phase 50kva transformer by an 11kv single phase line. All the staff housing and outbuildings have power laid on Improvements As described the farm is divided into 13 camps, varying in size from 700h to 212h. All the fencing is well constructed and maintained, with 4 lambing camps having weighted netting and barbed wire that has effectively eliminated predatory losses. The house is a very neat and well maintained 5 bedroom, 2 bathroom home with large kitchen, lounge, separate dining room and office. The gardens are likewise well laid out and manicured, offering a shady green oasis in the middle of an otherwise dry karoo summer. Out buildings are as follows: Large storeroom (20 x 8m) with adjoining 10m wide afdak Shearing shed 30 x 12m Separate tool shed Cold room 2.4 x 3 x 2.4m Butchery with 4 adjoing lockup 3x3m rooms Numerous other outbuildings 5 staff houses, each with water, sewerage and electricity Cattle handling facility with loading ramp Comprehensive small stock handling facility Conclusion In all, this is a neat, well developed and well run property. Currently used for both small and large stock, conservative stocking has allowed the veld to flourish as is evident by the impressive diversity of palatable species. Its natural flood irrigation sets it apart from neighboring properties and significantly boosts the carrying capacity to an average 1 LSU - 18h instead of the accepted 1 - 24 for the region. I believe it would be best utilized in conjunction with a second farm where stock could be introduced in large numbers, followed by an extended rest period. Price R 8.8 million plus Vat if payable
